College Station Student Cottages

Investcor partnered with Aspen Heights to develop a 797-bed, cottage-style student housing community in College Station, Texas. Situated on 26.8 acres approximately 1.5 miles south of the Texas A&M University campus, the site offered an ideal location in a well-established student housing corridor—particularly suited for the cottage product type.

The property was unimproved land with minimal grading requirements, allowing for efficient site development. The community featured a mix of 2- and 3-bedroom duplexes, along with 4- and 5-bedroom cottages, ranging in size from 1,288 to 2,081 square feet.

Designed to offer exceptional value to residents, the community included an impressive amenity package: private gated access, a 24-hour fitness center, club room, resort-style pool, computer and study lab, tanning beds, sports court, volleyball court, and concierge services.

This project was successfully sold in March 2022, delivering another strong result for our partners and adding to Investcor’s track record of successful developments.
