Senior Care Denison TX

Located 75 miles north of Dallas, the Sherman–Denison MSA has experienced steady growth, with a 9.9% population increase since 1999, making it the 15th fastest-growing MSA in Texas. Notably, 17.3% of the local population is over the age of 65, underscoring the area’s strong demand for senior care services. Our 6.9-acre development site was strategically positioned adjacent to Texoma Regional Medical Center, offering excellent visibility and healthcare integration.

The community was thoughtfully designed to serve a range of senior needs, featuring 48 Assisted Living units, 18 Frail Independent units, 16 Memory Care units, and 6 Hospice units. A key differentiator of the project was a direct partnership with Texoma Regional Medical Center, which leased 1,200 square feet for outpatient therapy services (OT/PT/RT) and all six hospice rooms—strengthening both operational synergy and service delivery.

Construction commenced in June 2018, and the community welcomed its first residents in February 2020. While the project faced the full impact of the COVID-19 pandemic—delaying its originally planned exit—the property still achieved a successful lease-up and stabilization. The asset was sold in March 2024, ultimately delivering a solid return for our investors despite the unprecedented challenges.
